About Ebbsfleet DC
Ebbsfleet DC is funded by and reports directly to the Ministry of Housing, Communities and Local Government – but work closely with local councils and other partners to ensure our work is locally responsive in every aspect. So far, we’ve made excellent progress – over 4,500 homes are already completed and houses are being built quicker than anywhere else in the country, without detriment to quality, design or their sustainability credentials. However, we are approximately a third of the way through our journey and we need to accelerate our delivery.
As an agile and solution-oriented development organisation, we’re able to flex our resources and approach to meet the needs of the project at this critical stage. In the last few years, for example, we’ve shifted from purely funding major infrastructure to taking an active, interventionist role – through acquiring all the land around Ebbsfleet International Station, known as Ebbsfleet Central, and performing the role of strategic master developer delivering the infrastructure and enabling work ourselves before working with developers to realise vision for the mixed-use heart of the Garden City.
As such, our new Head of Development will use their considerable experience, skills and expertise to help unlock this exciting regeneration project by directly leading the work to deliver the required masterplanning and planning applications, business cases and delivering critical infrastructure, as well as strategic legal and commercial negotiations with partners, including developers, transport stakeholders and government agencies. In our role as a Development Corporation, we need to demonstrate a commercially-minded approach and value for money at all times, maximising the greatest social, environmental and economic impact from the funding available.
A sustainable approach
A holistic, joined-up approach to sustainability sits at the heart of everything we do.
Our most important consideration is the people who will live and work in Ebbsfleet. We are delivering an ambitious programme of social infrastructure, as well as improving current community facilities. To make sure we’re responding to the wants and needs of local communities, we engage with existing residents and new residents at every stage, co-designing facilities with the people who will use them.
Alongside our focus on inclusive planning, Ebbsfleet will be an original NHS Healthy Town – with its own health and wellbeing hub, and new cycleways and footpaths to local services and beyond.
Society
We aim to be net zero in the near future by using efficient, sustainable procurement and supply chain processes and reducing our carbon footprint in the process. We also consult ecologists and environmental experts on specific infrastructure projects to minimise our impact on the local environment and wildlife.
Once completed, Ebbsfleet will be an ecological haven, nurturing local wildlife in green habitats, wet woodlands, chalk streams and urban greenery, with old quarries and other brownfield sites repurposed for both nature and recreation. Planning will also prioritise low-carbon travel, enabling residents to walk, cycle or take public transport wherever possible.
Environment
We take an inclusive growth approach. £6bn of investment is expected to come into Ebbsfleet through this programme, and we are committed to delivering that investment in a way that brings significant benefits for communities across the region. We want to use the investment to improve local residents’ quality of life and bring added value to communities, especially those from deprived areas in Kent.
We’ll also create up to 30,000 new jobs in the area, offering residents fantastic employment opportunities and building a thriving and resilient economic centre in the Southeast region.
